Bespoke Rooftop Cooling Tower Enclosure & Plant Upgrade by Corellian

The 345-363 George Street project called for a bespoke design and solution to resolve a D.A. compliance issue after the cooling towers (CTs) had already been assembled on site. With no access to the roof, Corellian delivered a complete rooftop clearance, new chiller and pump installation, and a purpose-engineered louvre enclosure to conceal the cooling towers and meet council requirements.

The Job

Rooftop Clearance

The project began with clearing the existing rooftop plant, including the removal of the cooling towers and condensers. This phase required careful sequencing given the constrained rooftop access, setting up the site for the new chiller and pump installation to follow.

Precision Tower Crane Lifting Operations

Corellian coordinated the tower crane lift of new chiller vessels, plate heat exchangers (HEX) and pumps into the mid-level plant room via the outside air (OA) louvre. The chillers themselves were fleeted through the side of the building, requiring precise rigging and sequencing to manoeuvre the equipment into position without direct roof access.

Structural Steel Framework Construction

Following the internal air handling unit (AHU) works and rooftop chiller and pump installation, Corellian designed and constructed a modular steel framework to surround the cooling towers for the louvre installation. All structural steel was brought up to the roof via the goods lift, despite there being no access to the roof. The design included diagonal ties for high-rise wind loads, rigged to the top of the roof, and was fully engineer certified.

Louvered Cooling Tower Plant Room Enclosure

Corellian assisted with the installation of the louvred wall system alongside another contractor, which enclosed the cooling towers to conceal their appearance. The louvres allow optimal airflow to the cooling towers while meeting the aesthetic requirements of the development application and creating protection for the CTs.

Mechanical Fixture Installation

Corellian completed the project by delivering, preparing, and placing all mechanical fixtures and fittings, readying them for final connection by the building's plumbing contractors. This comprehensive approach ensured seamless coordination between trades and a successful project handover.
